YOUR ROOM: Recently redecorated corner room at the rear of the house; gets plenty of sun. Single bed, desk, built-in double wardrobe, lamp provided.
COMFY LIVING: Lounge with 3 sofas, dining area, kitchen, separate laundry, bathroom with bath & shower, separate toilet. Sunny covered deck at the back. May have small amount of storage in garage for you. Own arrangements for meals though might negotiate sharing something from time to time.
YOU have a good sense of humour, mature & considerate attitude, sense of privacy, tact, initiative & fairness. You are trustworthy, tidy, reliable & a fair contributor towards the housework.
I work from home, needing quiet & concentration, so you'll be out at work/studying during the day.
My polite & sociable 16yo son is here 1 night a week, alternate weekends & part of the school hols.
RENT & BILLS: Payable weekly in advance and on time ;-) $125 rent + $30 to cover expenses. Total = $155/week. Expenses include wireless broadband, local phone use, water, power & sundries (loo paper, household cleaners). Personal toiletries like shampoo, toothpaste, washing powder, etc, are up to you.
DEPOSIT: $465 - ie, 3 weeks' rent/expenses. 2 weeks' rent/expenses are refunded to you on satisfactory vacation, ie, no unrepaired damage or insurance claims ;-)
VACATION: 2 week's notice on either side.
